Types of Appraisals:

Mortgage Financing/Refinancing: Many of our appraisals are prepared for bank financing as part of a home purchase or refinancing.

Relocation: Our firm has been performed relocation appraisals for national recognized companies since we started business in 1991. We are a member of the Employee Relocation Council and keep apprised of the latest developments if relocation appraisals.

Home Purchase: We are frequently contacted by individuals who have agreed or desire to purchase a home but don't what to offer for the property. We provide an appraisal document that makes them a knowledgeable buyer.

Estate Settlement: Appraisals are prepared for bank trust departments, attorneys and executors/executrixes to determine the value of real estate as part of an individual's estate.

Assessment Challenge: Appraisals are prepared for individuals and municipalities to determine the value of a home for assessment purposes. Appraisals are presented as evidence of value to assessors, Board of Assessment Review, Small Claims Hearings and individuals.

Home Sale: We are frequently contacted by individuals who have agreed or desire to sell a home but don't what to ask for the property. We provide an appraisal document that makes them a knowledgeable seller.

Estate Planning: Appraisals are prepared as part asset valuation for estate planning.

PMI removal: Appraisals are typically required by a lender determine a home's current market value as part of the process for PMI removal.

Asset Valuation for Social Services: A fact of life can be the placement of a loved one in a nursing home. In many cases, the home represents the individual's primary asset. Our appraisals are used by family members and social services for determining the homes fair market value and financial planning.

Matrimonial: We provided an independent opinion of value for the home as an asset in the marriage. This value must be defendable in a court of law and subject to review and potentially cross examination by opposing attorneys.

Lake Properties: Our firm has prepared lake property appraisals for over 15 years. We are familiar with the nuances between the different finger lakes, Lake Ontario and smaller local lakes. Many of these appraisals encompass the above purposes.
